A Landlord Electrical Safety Certificate also known as an Electrical Installation Condition Report (EICR) is a document that confirms the electrical installations within a rental property are safe and meet the required standards. It is a legal requirement for landlords in the UK to ensure the safety of electrical installations in their rental properties.
Landlords are legally obligated to ensure that the electrical installations in their properties are safe for tenants. This includes wiring sockets switches and other fixed electrical parts.
Electrical installations must be inspected and tested at least every five years or sooner if recommended by the previous inspection.
Inspections must be carried out by a qualified and registered electrician. The electrician will issue the EICR after completing the inspection.
